Unlike typical homes, condos and townhomes are similar to apartments where you are responsible for your interior property and shared amenities, but everything on the exterior is the responsibility of the Condominium Association (COA). That means we don’t typically inspect the entire building. If you are looking for specific exterior aspects or basements to be looked over, please contact us regarding those customizations as you may need to refer to single-family pricing.

Our Condo/Townhome inspections usually focus on the interior aspects using the Wisconsin State Rules and Regulations Chapter 440.97 and SPS 131. Typically exteriors and basements of the condos are maintained by the association and are excluded from the inspection. Here is what you can expect to receive during and after your inspection:

  • Full interior inspection, excluding the basement (note: If you want exterior aspects and basement to be inspected, use the single-family house pricing.)
  • Major Systems: Plumbing, electrical, HVAC, ventilation, and fire safety systems.
  • Individual Units: Kitchens, bathrooms, appliances, flooring, walls, doors, and windows.
  • Same-Day Inspection Report: Our inspector will promptly provide a written report of findings on the same day, offering valuable insights for your pending home purchase.
