<p>In Wisconsin, home inspectors are mandated by the state and must adhere to specific rules and regulations. However, these rules are quite lenient. While the state requires us to inspect a representative number of doors, windows, and electrical outlets, they don't specify how many that should be. Some inspectors may check only one window on each side of the house or one outlet in each room. However, I believe in providing the most thorough inspection possible. If I have access to a window, door, or outlet, I'm going to check it thoroughly, ensuring everything is in working order.</p>



<h2 class="wp-block-heading">Exterior Inspection</h2>



<p>During an exterior inspection, we describe and note any issues with the siding, soffit, fascia, gutters, and downspouts. We also examine the roofing system, chimneys, and roof penetrations. Additionally, we inspect porches, decks, sunrooms, stoops, and the pitch of the surrounding ground to ensure water flows away from the house. Any electrical or plumbing systems outside, including the AC system, are also checked, as well as the garage if present.</p>



<h2 class="wp-block-heading">Interior Inspection</h2>



<p>Inside the house, we examine walls, ceilings, floors, windows, doors, and electrical outlets. We check all plumbing fixtures in the bathrooms and kitchens, ensuring they are properly functioning and not leaking. In the attic, we look at insulation, ventilation, rafters, and check for water stains, pests, and mold.</p>

<p>In the basement, we inspect the foundation, looking for cracks, movement, water infiltration, and discolorations. We also check the structure, including floor joists, subfloor systems, main beams, and columns. Plumbing systems and the condition of the furnace, water heater, and electrical systems are also examined.</p>

<p>Safety is paramount during inspections. We open main power panels if it can be done safely, and we use our discretion based on the conditions. Reports are computer-narrative, completed on-site, and uploaded to the cloud for further editing and clarification, including adding arrows to pictures. Reports are typically sent out within 2 to 3 hours after the inspection via email, with a follow-up text to ensure receipt.</p>
