i About Our Service
Today, people want a Home Inspector that is experienced, reliable, and honest.

My goals are simple, to provide my Client with a great, professional inspection at a fair price. My
report is 23 pages in length,covering over 112 different categories on the home.


The report covers all exterior surfaces, including siding, trim, gutters, roofing, any porches or decks on the exterior. In
addition, we report on exterior ground conditions, any plumbing and electrical, and garage inside and out.

On the interior, we operate as many doors and windows as we can, check all accessible outlets/switches/lights. Operate all
plumbing fixtures and check for leaks in faucets and drain systems.

We look into the attic and make notations on structure, insulation, ventilation, any water stains, seepage, or any other
existing condition you should be aware of.

In the basement, we make notations on foundation condition including, step, horizontal, and vertical cracks. Any wall
movements, settlement, or any other condition that may be a problem. We look for water stains, seepage,
efflorescence, or any other condition you should be aware of.

Also in the basement, we inspect plumbing, electric (including opening main power panels), natural gas, floor/support
systems, water main, water heater,
furnace (including duct system), flue systems, sump pump/palmer valve (if present), windows, laundry systems, etc.

The report is completed on-site and my Client receives two copies, that same day, at the completion on the inspection.

I always expect my Clients to be present for the inspection. It is a lot easier for you to understand the conditions I am
concerned with if we stand right in front of them and discuss it there.

The inspection takes approximately 2-3 hours to perform, so please allow enough time in your schedule.


The inspection covers all these areas below and more:
Exterior:
  • Basic structure
  • Siding, window/doors trim, flashings, and soffit/fascia materials
  • Decks, porches, balconies, stoops and steps
  • Drainage and grading around buildings
  • Driveways, patios and sidewalks
  • Roofing, chimney, flashing, roof penetrations and gutters systems
  • Any electrical and/or exterior hoses bibs
  • AC systems

Basement:
  • Foundation type and condition (including water leakage, condensation, cracks, movements, discolorations and
    more....)
  • Floor type and condition (including water seepage, condensation, cracks, movements, discolorations and more....)
  • Support system condition (including columns, floors and beams)
  • Furnace (checked for proper operation and safety)
  • Water heater (checked for proper operation and safety)
  • Waste piping and clean water plumbing systems
  • Sump crock systems
  • Electrical systems (including removing main panel covers and checking for proper wiring/safety)

Interior:
  • Walls, ceilings, floors and steps
  • Operate as many doors and windows as possible
  • Running all plumbing fixtures and checking systems for any leakage
  • Checking as many outlets/lights for proper operation/wiring/safety
  • Heating, cooling, waste piping, plumbing and electrical systems
  • Smoke detectors
  • Attic & unfinished spaces (including structure, ventilation, insulation, water stains/seepage and more...)

In addition, my service also includes the following items at no extra charge:
  • Pointing out where all the gas and water shut-off valves are, and if you want, tagging them so you can find them
    easily, in an emergency.
  • Pointing out where and explaining how the air filter fits in the furnace.
  • Explain the heating damper system.
  • Explain proper grade pitch and drainage around the home.
  • Explain any roof, electrical or any other conditions that may be a red-flag for homeowners insurance.
  • Explain any other problem/conditions noted on the report.
