These prices are guidelines and other items, such as multiple
furnaces/AC units, fireplaces/woodburners, large garages,
multiple bathrooms and so on may increase the price. When you
call for a firm price, please have the following information
available if possible:
- Home style (e.g. Ranch, Bungalow, Two Story, Colonial, Cape Cod, etc.)
- Home age
- Home square footage
- Number of bedrooms
- Number of bathrooms
- Is the basement finished (full or part)
- How many car garage
- Location or address
- MLS number if applicable
- Any other features (e.g. fireplaces, sunrooms, decks, etc.)
I pride myself on providing a very thorough and informative inspection. I always expect the buyer will be at the inspection and participate in it.
Please allow at least 3 hours for the inspection. We want to be able to spend as much time as needed to perform a thorough inspection and go
over any questions you may have, during or after the inspection.

Remember, in addition to the inspection I also include the following at no extra charge:
- Pointing out where all the
gas and water shut-off valves are, and if you want, tagging them so you can find them easily, in an emergency.
- Pointing out where and
explaining how the air filter fits in the furnace.
- Explain the heating
damper system.
- Explain proper grade pitch
and drainage around the home.
- Explain any roof, electrical
or any other conditions that may be a red-flag for homeowners insurance.
- Explain any other
problem/conditions noted on the report.
- After inspection phone
calls are welcome, and if requested, we will come back to walk with you on your final walk-through before closing.
